OWNER'S PROJECT MANAGERS (OPM) / OWNER'S REPRESENTATIVE
The Owner’s Project Manager (OPM) / Owner’s Representative represents the Owner’s interests throughout the project, from concept to completion. We are the “glue” that helps hold a project together and the “grease” that keeps projects moving forward. OPM services are procured by the Owner at the earliest stages of the building or renovation project. We perform a wide range of tasks with the primary purpose of protecting the Owner’s interests. This allows the Owner to focus on their core mission while providing them with peace of mind. GENERAL PROJECT PLANNING
What are the goals of your project and how will it be delivered, on time and on budget? It is our job as Owner’s Representatives to answer these and other questions on behalf of the Owner. Good planning reduces risk for the Owner and helps ensure a successful project.
PROCUREMENT OF DESIGN / ENGINEERING / ENERGY SERVICES
What are the resources that the Owner needs to ensure a successful project? The Owner’s Project Manager assembles and coordinates the project team on behalf of the Owner, efficiently matching the resources to the Owner’s specific needs.
What permits will your project need and how long will it take to secure them? Permitting is a critical part of the project that has serious legal and technical ramifications. As your OPM, we coordinate the activities of the project team to make sure the permitting details are handled professionally and efficiently.
BUDGET ESTIMATING & VALUE ENGINEERING
How much will your proposed project cost and what opportunities will you have to save money? We produce detailed budget estimates at various stages of the design process in collaboration with other members of the project team. Accurate budget estimates are an essential part of protecting the Owner’s interests.
Successful projects require competent contractors, but as a project Owner how will you know if a contractor is qualified to build your project? Peterson Consulting has developed a contractor qualification system that is thorough, efficient, and scalable to any size project. Owners benefit by knowing that their selected contractor is not only qualified, but will be a good match for their project.
BID & CONTRACT ADMINISTRATION
Bid Administration and Contract Administration are, collectively, the detailed processes by which projects transition from the design phase to the construction phase. This is the legal and administrative heart of your project and your OPM or Owner’s Representative is responsible for making sure these processes are aligned with your needs and goals.
PROGRESS INSPECTIONS & REPORTS
The design is complete, permits are in place, the contractor has been selected…now it’s time to build. This is the “verification” part of the process and your OPM is the only person on the project team whose primary purpose is to make sure that you, as the Owner, are getting exactly what you planned for and paid for. Day-to-day inspections and verification can sometimes be performed by a Clerk-of-the-Works working directly for the Owner.
The construction is complete, the contractors have left the site, and the building is occupied…the project is complete, right? Not quite! There are still a lot of details to wrap up: Permit sign-offs, final payments and lien releases, O&M manuals, etc. At this final stage your Owner’s Project Manager will make sure that these details are properly addressed and closed-out.
