Progress Inspections & Reports
The design is complete, permits are in place, the contractor has been selected…now it’s time to build. This is the “verification” part of the process and your OPM is the only person on the project team whose primary purpose is to make sure that you, as the Owner, are getting exactly what you planned for and paid for. Day-to-day inspections and verification can sometimes be performed by a Clerk-of-the-Works working directly for the Owner.
Fairfield Center School, Art and Music Addition
PCI's Senior Project Manager, Hunter Gomez, served as Project Manager of the addition of new art, music, and intervention rooms at Fairfield Center School of the Maple Run Unified School District. This project expanded the spaces available in the school and created new dedicated spaces for the arts. This project also included newly paved parking lots and sidewalks. Additionally, modern and code compliant fire alarms were installed throughout the school along with a new electrical service. Thanks to the project team and Hunter's diligent work, this project was completed on time and under budget. Overall, this project was well executed with a very positive experience working with the Owner.
Saint Albans, Vermont
PCI's Senior Project Manager, Hunter Gomez, served as Project Manager of the Bellows Free Academy Saint Albans safety and security upgrade. The largest part of this project was the addition of the connector that brings the once separate buildings together. This addition fundamentally changes the circulation and security of the school. Other upgrades included new electrical services, extensive rerouting of public and private utilities, new sprinkler services and coverage, new parking lots, and new student drop off areas. This project was completed on time and under budget.
Stimson and Graves Apartments
PCI's Associate Project Manager, Natty Jamison, served as Progress Inspector of the rehabilitation of this 14-unit senior housing development, Stimson and Graves Apartments, owned by Downstreet Housing and Community Development. Natty completed monthly site visits to keep the funding agency up to date on the project’s progress. Each inspection was followed up with a written report submitted to the Vermont Housing Finance Agency, the entity providing funding for this project.
East Branch Housing, Phase 1 & 2
PCI was pleased to work with our long time partner, the Vermont Housing Finance Agency (VHFA), on this second phase of the East Branch Housing project. Owned by Shires Housing and located in Manchester, Vermont, this development is a mix of affordable and market rate housing. PCI completed monthly site visits to keep VHFA, the entity providing funding for this project, up to date on the project’s progress. Each inspection was followed up with a written report that was submitted to VHFA in a timely manner. This project was completed on time and under budget.
Johns River Apartments
PCI served as Progress Inspector of the rehabilitation of this 23-unit development, Johns River Apartments. This apartment building is part of Rural Edge's portfolio of affordable housing in Northern Vermont. PCI completed monthly site visits to keep the Vermont Housing Finance Agency (VHFA), the funding agency, up to date on the project’s progress. Each inspection was followed up with a written report submitted to VHFA.
Maple Ridge Memory Care
Maple Ridge Memory Care, built in 2016, is a 56-bed memory care facility in Essex, Vermont. During pre-construction Peterson Consulting performed a thorough review of plans and specs, as well as budget review and cost certification. We conducted progress and compliance inspections on behalf of the owner throughout the construction phase.
“In 2011, Champlain College hired Tom to provide Owner's Representation services for a residential dormitory project under construction at its campus in Burlington, Vermont. The Project, which is a steel-fame, brick veneered, multi-level structure containing 95 residential rooms and other programming elements, was completed this summer.
Since being hired shortly after the start of construction last summer, Tom quickly became the direct link between senior and planning management staff at the College and the Project team (design and construction professionals hired by the College). In this capacity, Tom was directly involved in all aspects of the construction process, including monitoring progress, attending job meetings, reviewing design documents and contract administration.
Tom possesses a firm grasp of the technical details associated with the Project as well as scheduling and sequencing skills required to complete the work, quickly and efficiently. Just as important, Tom has impressed me with his communication skills and personality. Regardless of the nature of the project-related interaction (with a subcontractor, vendor, public official or Owner), my observation is that Tom is direct, thoughtful, positive and collegial.
The College will be utilizing Tom's skill set for the next two dormitories to be constructed, and I highly recommend Tom for challenging construction projects requiring a diligent and knowledgeable construction professional on the ground.”
