Stimson and Graves Apartments
PCI's Associate Project Manager, Natty Jamison, served as Progress Inspector of the rehabilitation of this 14-unit senior housing development, Stimson and Graves Apartments, owned by Downstreet Housing and Community Development. Natty completed monthly site visits to keep the funding agency up to date on the project’s progress. Each inspection was followed up with a written report submitted to the Vermont Housing Finance Agency, the entity providing funding for this project.
East Branch Housing, Phase 1 & 2
PCI was pleased to work with our long time partner, the Vermont Housing Finance Agency (VHFA), on this second phase of the East Branch Housing project. Owned by Shires Housing and located in Manchester, Vermont, this development is a mix of affordable and market rate housing. PCI completed monthly site visits to keep VHFA, the entity providing funding for this project, up to date on the project’s progress. Each inspection was followed up with a written report that was submitted to VHFA in a timely manner. This project was completed on time and under budget.
Johns River Apartments
PCI served as Progress Inspector of the rehabilitation of this 23-unit development, Johns River Apartments. This apartment building is part of Rural Edge's portfolio of affordable housing in Northern Vermont. PCI completed monthly site visits to keep the Vermont Housing Finance Agency (VHFA), the funding agency, up to date on the project’s progress. Each inspection was followed up with a written report submitted to VHFA.
MAPLE RIDGE MEMORY CARE
Maple Ridge Memory Care, built in 2016, is a 56-bed memory care facility in Essex, Vermont. During pre-construction Peterson Consulting performed a thorough review of plans and specs, as well as budget review and cost certification. We conducted progress and compliance inspections on behalf of the owner throughout the construction phase.
Selected as Owner’s Representative for acquisition and $900K rehabilitation of 101 units of senior rental housing. Work includes assisting owner in finalizing multi-year scopes of work, value management, procurement of services, bid and contract administration, and progress inspections and reporting. Completed heating system conversion and roof replacement in summer of 2007.
Elm St. & Franklin St. Roofing
This project involved re-roofing of multi-family housing units that were built in the 1970’s. There were a total of 18 buildings and 72 units of housing on two separate sites. The project was done in 2 phases during the spring and summer months of 2007 and 2008 and completed early and on budget. Peterson Consulting provided initial assessments and scoping, budget estimating, bid administration, contract administration and progress inspections and served as Contracting Officer under HUD regulations.
